What does wallpaper removal cost in NJ?
The honest answer: it depends on what is under the paper. Here is how to know before anyone quotes you.
Wallpaper removal is the project homeowners underestimate most, and the one where cheap quotes hide the most trouble. The paper itself is rarely the problem. The adhesive, the number of layers, and the wall underneath decide the price.
The short answer for New Jersey in 2026
- Single room, one layer, modern strippable paper: roughly $300 to $700
- Single room, older paper or stubborn adhesive: roughly $600 to $1,200
- Room with multiple layers or painted-over paper: roughly $1,000 to $2,000, because this is surface restoration, not just removal
- Add wall repair and skim coat after removal: typically $400 to $1,200 per room depending on condition

What actually drives the price
Layers. One layer of 1990s vinyl strips fast. Three generations of paper, each glued over the last, comes off in postage stamps. In prewar homes in towns like Boonton, Montclair, and Morristown, multiple layers are the norm, not the exception.
Painted-over wallpaper. The most expensive words in this trade. Paint seals the paper so steam and solution cannot reach the adhesive, and removal becomes slow mechanical work. If a previous owner painted over paper, expect the higher end of every range.
The wall underneath. Plaster handles removal well but often needs skim coating after. Drywall that was papered without primer can lose its face paper during removal, which means repair before anything gets painted. This is drywall and skim coat work, and pretending it will not be needed is how lowball quotes happen.
Adhesive washing. Leftover paste under new paint causes cracking and peeling within a year. We wash walls until they squeak. Skipping this step is invisible on day one and obvious by month six.
Red flags in wallpaper removal quotes
- A price without seeing the walls. Nobody can price removal without knowing layers and substrate.
- No mention of adhesive washing. The step most often skipped, and the one that ruins the paint job after.
- No repair contingency spelled out. A good proposal tells you in advance how wall repair is priced if the removal uncovers damage.
- "We just paint over it." Sometimes legitimate on tight budgets with well-adhered paper, but it should be presented as the compromise it is, in writing.
